I follow the philosophy of “intentional congruency” to have multiple streams of income related to real estate and be able to adapt quickly to real estate, business and economic demand and changes.


I do deal with just myself, and work partners, JVs, and other people in multiple networks so I use "we" occasionally.

Residetial Care:
I have a residential real estate niche and information product for sale.
The Home page has a picture of me doing a presentation and an interview with George Ross. This involves real estate  investors using a typical house and changing from having “tenants” to having “residents” to help seniors and people with disabilities and increase your cashflow. There are 3 different options and each option has some variations.  The simplist is to simply change your marketing and paying the utilities, and the most comprehesive is a assisted living residential house.   P.S. You do not need to own a house. 


Buying:
I, and others I work with, buy or control properties using standard purchase, assignment, subject to existing finance, lease-purchase, options, and other methods. I bought a 4-plex for $26 out of my pocket and have a great monthly cashflow. There is some information about me buying and a link to send me opportunities.


Selling:
I will sell some of my or clients (as a Realtor) properties, assign the contract, owner finance, or other methods.  There is some information and a link about properties available to investors and retail people. This changes on a frequent basis - us buying and a link to send me opportunities.


Funding:
Do you know the IRS allows you to use your retirement accounts like IRA, 401K, Coverdell, HSA, and other types to buy and rent or immediate resell real estate, or lend money to investors. I pay a FAR higher interest rate than banks and the stock market roller coaster, and invest in real estate that you can see and touch, and decide how much you want to be involved in the process. There is a form you can submit to get additional information.

Realtor:
I'm a Texas licensed agent and own Crest Realty, LLC. It is a real estate brokerage company providing support for my investing and as an “Investor Friendly” Realtor.  Also own a property management company I use for my properties and will expand to serve other investors.
